  1. Window glass frames must be white—no beige or black.
  2. Window replacements must be white or submitted to be preapproved.
  3. Window glass must be clear (subject to the city requirements for Energy Efficiency tint) meaning no stained, block or frosted glass without ARC approval.
  4. Window replacements of like with like do not require HOA approval. They are considered repair and maintenance.  Changes in the number or amount of window lights—grids, crisscross pieces, are not an issue.  However, changes to window size, spacing and egress—particularly bedroom windows and subject to ARC approval and city code approvals.
