Choosing exterior paint colors

Below are approved exterior paint color combinations available to you as a Village at Mountain Ridge homeowner. To keep colors current, the latest color brochures from Sherwin Williams are used. The colors are thoughtfully assembled by professional colorists as manufacturer-recommended combinations. With that said, some color palettes in the online brochures may be labeled as “do not use” because they are not compatible with the Village at Mountain Ridge character.

Below are items for which you will want to take note before selecting colors, ordering paint, or engaging a contractor. You will want to read each item carefully to avoid making a costly mistake.

  1. To add and maintain color variety in the neighborhood, you are responsible for choosing the main house color that is not the same (or similar to) your next-door neighbors’ (on either side) or house(s) directly across the street from your property. If you are unsure if your first-choice color may be too similar, please contact the ARC for a ruling prior to initiating painting.
  2. The color brochures have been scanned and uploaded to be viewable on screen for your convenience, however actual swatch colors will vary from what is online (colors can appear different from monitor to monitor and will look different from color swatches. Therefore, you are encouraged to pick up brochures and swatches from the local Sherwin Williams dealer located in the King Soopers shopping center on South Golden Rd & Ulysses before making final color determinations. Actual color swatches should be used to ensure true color representation and it is highly recommended to paint the sample colors on your house in various locations to ensure your choice will look as you expect on your home in different lighting situations.
  3. Exterior paint can have either satin or a semi-gloss finish. Satin is recommended for the body and semi-gloss for trim and accent colors. Other finishes are not available.
  4. The approved color palettes each contain three or four colors. Please use all the colors from your selected paint palette on your home. If you would like to use fewer colors than that which is indicated on your selected paint palette, you will need to contact the ARC for approval.
  5. The color palettes each have a body color, a trim color, and one or two accent colors. Body-color must be used for the body, trim color used for trim, and accent color(s) used for accent. For example, the accent color cannot be used on the body of the home.
  6. When selecting your paint, please keep in mind the colors of the brick, stone, or other permanent features on your home to ensure your selected palette coordinates with those items. Painting over these features is not allowed without both ARC and Executive Board approval.

Please note that those homeowners not following the guidelines can be required to repaint portions or all their home at their own expense and the HOA can assess penalties until corrections are completed. For example, if your home is painted the same or similar as one of those houses next to, or across the street, from your home, you will be required to repaint your house at your cost. If in doubt on any item, please contact the ARC for clarification before finalizing color choices, selecting contractors, or painting. Neither the HOA nor the ARC are responsible for a homeowner liking or disliking their new house paint choice. To be in alignment with local and national paint trends and with the approval of the Executive Board, the ARC reserves the right to update the approved paint color palettes at any time.

Homeowners, the following links will take you to the approved color palettes for the Village at Mountain Ridge. It is the requirement of the ARC, as mandated by the VMR Executive Board to focus on maintaining and improving the real estate values for the community. Part of this responsibility includes appropriate exterior home color choices. As such, your input is important, and we appreciate your insight. If, while perusing the approved color palettes, you see any choices you feel would be inappropriate on any home in the neighborhood, we want to hear from you! Please contact our management company representative, Matt Berlekamp with your input. If we see any trends or consensus from this information, the approved color palettes can be updated.
