HOA Meetings
The Village at Mountain Ridge HOA members gather to meet the second Tuesday of even numbered months with a larger annual meeting at the end of the year. All residents are welcome to attend.
Meetings are every second Tuesday of even months via Teams.

When are HOA dues to be paid and what are the consequences of late payments?
The HOA dues are collected 4 times annually. They are due on January 1, April 1, July 1, and October 1 and the amount is between $140-170 depending on your trash service. The payment becomes delinquent if not paid by the 10th of the month in which it is due. If payment is not received by the 10th, a $25 late fee is assessed and a 21% interest fee is charged monthly until paid (Resolution 95-1 which is authorized by Article IV, Section 11 of the Declarations). Delinquent accounts (accounts that have not been paid for two consecutive periods) are turned over to the Homeowner Association’s (HOA) legal representative and the costs for collection are charged to the homeowner’s account. Please be advised that legal costs for collection can be high.
Where do I send my HOA dues?
Please send a check made out to Village at Mountain Ridge to PO Box 173852 Denver 80217. You may also use the management portal.
Late fees are not charged until the last day of the month.
Can late fees and interest be waived?
The Executive Board has determined that if a homeowner has not been delinquent for at least 2 years prior to the delinquency, the late charges can be waived.
Does the HOA provide for automatic payment of dues?
Yes. Homeowners may participate in an automatic payment plan through Keystone Denver. It is referred to as an ACH payment and when a homeowner signs up for this program their dues ARE paid from their checking or savings account directly into the VMR operating account between the 4th and 6th of each month that dues are collected.
What do my HOA dues cover?
The funds go towards administrative costs and maintenance/operations costs. Administrative costs are primarily the legal and management fees, and insurance. The primary maintenance/operations costs include: water, trash removal, landscaping and related costs (irrigation repair, etc.), snow removal, seasonal lighting, and cleaning of the retainage areas in the property. For 2019, the total budget is $207,200. The major cost item is trash collection (28%). Other major cost items are reserves (20%), water (9%), property management (8%), landscaping and related services (9%), retainage area cleaning (8%), and seasonal lighting (6%).
Can credit cards be used to make dues payments?
Yes. You need to go to https://www.kppmdenver.com and click on Online Payments and follow the directions. There is a $13.95 charge to do this (the charge is paid to the company that processes the Online Payment and does not come to Keystone Denver).
What is the process for Architectural Review Committee (ARC) requests?
The general criteria for needing ARC review is that anything on the outside of the house (interior blinds, windows, paint, roof, landscaping, patios/decks, sheds, doors, etc.) must have ARC approval. There are pre-approved color schemes for painting, pre-approved roof shingles, and pre-approved mail boxes, but a homeowner still must submit a request for approval so that the HOA can document the action and have a record for future reference if necessary. You can, however, go ahead with the project if it involves pre-approved projects prior to receipt of ARC approval. The ARC typically meets the first Wednesday of each month to consider requests. What is the HOA policy regarding putting out trash receptacles and returning trash receptacles after collection?
Homeowners/Residents at Village at Mountain Ridge are reminded that they are not to put out their trash receptacles before 5:00 p.m. the night before collection (Wednesday) and that the receptacles are to be returned to an out of sight location by the end of collection day (Thursday).
